With the building occupying 95% of the project site, two additional significant construction projects only a block away, and congestion related to summer tourism and the Ocean Gateway ferry terminal parking, the waterfront location presented several challenges - including no laydown space, tight and limited site access, pedestrian control, and scheduling deliveries. The project team proactively collaborated with the City of Portland to develop logistics plans to reduce the impact on visitors/locals but allowing for efficient workflow. Trade partners provided three days’ notice for material and equipment needs tied to scheduled work activities, and just-in-time material deliveries were utilized and stored within the building’s footprint while maintaining through-access for the surrounding area. Additionally, ҹɫÊÓƵ constructed everything from the inside out.
The project’s overall success is attributed to the entire team’s extensive project planning, including daily worksite huddles, weekly Lean pull planning sessions to coordinate material deliveries and workflow efficiency, and the use of other Lean techniques including “Nothing Hits the Floor” to aide in material management, work efficiency, and a safe work environment.
